As a sustainability specialist, Hannes leads the environmental certification process for our properties.

Why does Wihlborgs certify its properties?

We certify our properties because we want to create workplaces where people thrive and feel good. Certifications help us ensure low energy consumption, responsible material choices, and a pleasant indoor environment. By certifying our buildings, we also contribute to the broader development of a more sustainable real estate sector. We place high demands on everything from transportation to material selection, and we build with great attention to detail.

In addition, we gain a deep understanding of our properties by collecting all the data and documentation for certifications ourselves. While this is often done by external consultants, we at Wihlborgs have chosen to handle it in-house, as it provides us with valuable insights about our buildings.

What are Miljöbyggnad and Miljöbyggnad iDrift?

Miljöbyggnad is a Swedish certification based on national laws and regulations. For us, Miljöbyggnad is the certification we always strive to achieve. Miljöbyggnad iDrift is the certification we use for our existing properties. Both certifications require the buildings to meet specific standards for indoor climate, climate impact, and resource efficiency. 

Miljöbyggnad iDrift differs in that it also includes the tenant’s impact on the building’s environmental performance, which requires close cooperation between us and our tenants. Together, we manage the properties for a sustainable future. 

What does a WELL certification involve?

In addition to Miljöbyggnad and Miljöbyggnad iDrift, there are additional certifications to work with. In some of our newer office buildings, such as Kvartetten in Hyllie, Malmö, and Space in Science Village, Lund, we have chosen to certify according to WELL, which promotes employee well-being.

WELL is a research-based certification built around 10 areas that affect our well-being, such as air, sound, movement, nutrition, and mental health. At Kvartetten, for example, we have decorated the stairwells with murals to encourage daily movement by choosing stairs over the elevator. Other examples include a rooftop terrace with power outlets and Wi-Fi, making it possible to work outdoors during part of the day, and a bike lounge on the ground floor to encourage cycling to work.

What does the NollCO2 certification involve?

In some of our new buildings, such as Vista in Hyllie, Malmö, and Space in Science Village, Lund, we have also chosen to certify according to NollCO2. This means we aim to achieve net-zero climate impact over the building’s entire lifecycle by minimizing its carbon footprint during both construction and ongoing operations. To meet the certification requirements, we document every product and material used – right down to the smallest sprinkler.
